Decorative facia boards finished and looking good.

'spike' in the middle of each facia under construction.

 

 

I talked to neighbor - Paddy Hegerty - he is open to the idea of setting back his gate at roadside but must talk to his brother.

The more I look at the roadside the more I think that the council should contribute to the solution - either with advice or otherwise.

The set back of 5 meter is quiet severe and needs a joint solution with Herathy's property.

In addition the council owned (public) road at this point is getting worse and worse - this needs their attention - any new roadside built outside Sandyhill needs an equivalent good patch of roadway beside.

 

I will approach the roads department at Westport Town Council.

 Option 1:
I like this - but it is mayb too similar to treatment to idea at back with white walls/ red windows.
I ha dhoped to keep th efront and back distinct in colors/ treatment.
And windows to back are red - were stuck to that.
Also the black paint to facia may effectively cover over the timber detail work.

option 2:
Closer to original.
I had thought we were going with timber and timber coloured windows to the front.
The yellow is simply because it was yellow before - any other pastel color is also good.

Option 3:

something different.

There are a few shops/ pubs in Westport with these colors - worth thinking about.

A bright color around windows is nice - and different bright colors emphasis the detail in the decorative facias. see below.

Martin back in action as of yesterday.

He is working on the decorative facias - see photos - they look really good.

Slate/ tiles to be delivered on Tuesday next.

Martin can begin with putting existing salvaged tiles on the side roof - Monday.

Windows delivery date - should be 21st.

TO DISCUSS:

 

I am anticipating that the decorative facias will be painted -  if so what colour?

Martin mentioned that the detailed 'squiggle' see photo - could be painted a slightly darker color to help give a shadow effect.

I have made it clear to Martin that there will be a finish date in early/ mid April.

I have asked him to stick to this and to mark out a programme working backwards from this date.

He seems serious about this suggested finish date - 12 weeks from this week.

Im going to pester him a bit more this year - speed it up a bit.

 

Windows guy was with me yesterday - we swapped cheques and I tore up first invalid cheque.

However I dont have the post-dated cheque made out to Munster joinery (cheque no. 2)

Could this be right????? Probably no big rush but Id imagine they will need that 2nd cheque at delivery stage.

Sorry - we seem to have made this windows payment complicated for ourselves!!!

It is worth remembering that Martin will be on-board until near full completion of the job - including kitchen fit-out, utility storage/ press, all surfaces painted, carpet, tile, working w.c.s, built in storage etc............ almost a 'turn-key' solution - this will take some of the pressure off yourselves at that stage in getting everything ready for use.

Only moveable furniture and white-goods will need to be purchased.

Decorative facia and soffitts (to roof edges) are 

being made off site.

Extension to rear made water tight.

Minor partition walls to interior in place.

slates ordered as per sample shown  in thicker  variety (better weatherproof and variety in grain/ texture)

Few decisions to make..........

I really like the idea of a colourful window to the rear and sides - red/ green etc.

traditional type cottage look - I thinkl it would REALLY enliven/ add to the project.

Other decisions:

to the rear (living room)  we had a triple patio door  -
this is not possible by Munster joinery.

The other choices are:

1. Double doors opening out with glazed fixed panel on each side. 

roughly same price.......

2. Bi fold door - 1 swing leaf and 2 folding leafs.

about 2/ 3 times more expensive!!!!!

PROGRESS:

bit dark when I got there - but good progress made.

block wall to timber frame portion complete. 

(the 2 end portions - snug and utility - will remain timber clad which is done at a later date)

Windows supplier will be there tomorrow. (Munster Joinery - have worked with before and they will do the job ok)
He will measure openings and on the basis of this and 
my drawings will begin manufacture and have the windows delivered before X mas.
Will only take 1 day to fit windows when they arrive.
